Q. How much does your apartment search service cost?  

A. Our service is 100% FREE.  We are compensated by the apartment communities who pay us from their marketing and advertising budgets after we find the perfect place for you. The rent you pay and specials you receive are the same whether or not you use our free service.  

Q. What are the benefits of working with an agent?

A. Our Agents have the advantage of familiarity of the Austin Rental Market as well as up to date information on specials and other information. They know where the best Austin Apartment Rental properties are and can quickly help you to make a selection.  

Q. How does it works?

A.First, contact Dash Realty by phone or email. You will get full service assistance by our agents who will help guide you through your search.  When you give us your search criteria, we will select a few properties we think you will like and that match your criteria closest.  In addition, you may search our online database for a sample of the properties we can find for you.  This is a great way to familiarize you with the city's market.  Then we can really help.  When you are ready to look at specific units, we will call several properties and get the most current availability for you.  This can save you a lot of time calling tons of places trying to match your criteria with what is actually on the market.  We are experts in finding the best fit!

Q. When should I start Looking?

A. You should start looking 60 days prior to your moving date but to get a good moving special 30 days is very ideal. Since most of communities are on 30 day notice so they offer incentives on those units which are vacant or on notice.

Q. How much time you need to find me a place?

A. We might already know about the perfect place for you, right now.  Since we are constantly searching Austin's rental market for our customers, we have the most current availability.  We have even helped people move-in the very same day they started looking.

Q. If I am out of town, can you help me pre-lease an apartment to be ready when I move there?

A. Yes. In addition to providing you with the best Austin apartment database available, we also offer licensed, professional and experienced agents to assist you in locating your Austin home for rent. Our agents are longtime Austin residents. They are very knowledgeable when it comes to helping you narrow down the many options available in the Austin apartment market. Our agents offer expert advice on apartments, different Austin neighborhoods, commute times, schools and rental rates  

Q. What are the qualifications to get an Apartment?

A. Well, there are certain things which make you disqualified to get an apartment, mainly there are three areas which determine your eligibility:

i) Job: Most managers want you to have at least 1 year of employment history or school.  They also want about 3-4 times the rent of verifiable household income (before taxes).  In most cases this is a combined total of every employed occupant.  For example, an 2 bedroom renting for $800 requires a total income of at least $2400/month at 3 times the rent.  Some income qualified properties have a maximum limit as well.  A "co-signer" will help with certain financial situations such as students and other situations.

ii) Rental History: Many managers check your past 2 year rental history.  In some cases, a "co-signer" will help here as well

iii) Criminal: Most communities’ policy is strict on certain felonies & misdemeanor, which also varies from community to community.

Q. How about Credit History?

A. This varies from place to place, most communities don’t consider medical bill and student loans, so ask us about your situation, and we will help you find the best option  

Q. 1st Time Renters?

A. First time renters usually can get a place based on their employment and credit.  In some cases, a co-signer may be helpful or you might need to pay extra deposit.  We can help you gather the necessary information you need to get qualified.  

Q. What are the minium lease terms are available? 

A. The standard apartment lease terms are 6 and 12 months (sometimes in between).  Some apartments offer 3 month or month to month for an additional premium.  Longer lease terms can protect you from higher rents, so try to sign a lease for as long as you think you can.  Some apartments have special situations where you can escape your lease contract.  Contact us for the details.
